Location
Lidham Cottage is located in the rural village of Guestling just outside the hamlet of Doleham with its own unique train station. The cottage is a short distance from Winchelsea Beach and the historic town of Rye (7.4 miles and 7.8 miles respectively) Rye town itself is a popular destination for holidaymakers and locals alike with an array of shops, restaurants and local amenities. Rye also has a mainline station with one change to London St Pancras. Battle railway station with its mainline services into the City and the West End is within a 20 minute drive. A few miles further along the coast from Rye are the famous Camber Sands beaches.

Dover Ferry Port and the Folkestone Eurotunnel Terminal are respectively approximately 90 minute and 60 minute drives away.

There are a number of state and private schools in the neighbouring towns of Battle, Hastings and Rye with the closest private school being Buckswood School which is a 5 minute drive away.

Also within short distances are a number of golf courses, pubs, restaurants and theatres. There are many countryside walks in the local area many of which can be accessed directly from the cottage as it is adjacent to the 1066 Country Walk which runs through the farm itself. For equestrian riders, there are also local hacking routes and or the option to box horses up and ride along the beaches at Camber Sands.

On the roof of the annexe are 10 solar panels which were installed around 14 years ago. The power generated is fed into the National Grid for which a Government regulated payment called a fixed income tariff (FIT) is received. The rate is index linked and is not subject to income tax.

The water supply for the property comes from a borehole which accesses water pumped up from the artesian level. Consequently there are no water rates.
The structure of the main cottage, with the exception of the chimney area, is timber framed with a high level of heat insulation, damp resistant membranes and timber weather board externally.
