What do sellers look for in an Estate Agent?

In order to be the very best estate agent possible for my clients, it’s important that I understand what matters most to them when selling their property. For some, it’s communication; for others, it’s getting the best price, and in some cases, it’s simply about finding someone who knows the local area. 

Here are a few of the key things that I’ve found people look for in their estate agent. 

  1. Experience

    Everyone starts somewhere, but when it comes to trusting someone with the sale of your home, it’s natural to want to work with an estate agent with at least a few years’ experience under their belt. I’ve been working in the property industry for more than a decade and even I am still learning on a day to day basis.

    While I don’t discourage you from using a more novice estate agent, I do advise that you ensure they have a team of knowledgeable individuals at their back to help them if the sale becomes tricky.

     

  2. Communication skills

    It should be impossible to become an estate agent without good communication skills, and yet I have encountered some questionable communication methods over the years.

    Personally, I’ve found that clients gain a lot of reassurance from regular communication, which is why we keep in touch with weekly check-ins, and I am also contactable at any time via WhatsApp. There’s no need to be playing telephone tennis in the 21st century.

  3. Local knowledge

    While it’s easy to list your property with an online agency, can they tell prospective buyers all of the best features about your local area?

    Do they know when the schools kick out, what the traffic is like at rush hour, how beautiful the local woods are in spring, or exactly how long it takes you to get to the beach? Can they recommend you a local spot for dinner, introduce you to local business owners and show you the side streets with the best views?

    If you want the best chance of finding the right buyer for your property, it helps to work with someone who knows your area inside and out.

     

  4. Ability to get them the best price

    I couldn’t write this list without mentioning the sale price. Of course, when selling your home, you want to ensure that you’re getting a good deal, and any decent estate agent should be able to ensure that you get the very best price for your property.

    Knowing when to stick to your guns and when to drop your sale price is a skill that can take many years to master, and you need to know that you can trust your estate agent to act in your best interest.

  5. Online prowess 

    Finally, if there’s one thing I’ve seen time and time again in my most recent years as an estate agent, it’s fellow estate agents failing to move with the times and make the most of social media and online platforms.

    While a certain number of sales do still come from shop windows, the majority now come directly from the internet and so it is essential to work with an estate agent who understands the latest technology and how to get the most from online advertising.
